Hobbs Brook Management LLC has purchased 301 and 401 Edgewater Place. Located in Wakefield, Massachusetts, the buildings, totaling 335,000 square feet, are located within Edgewater Office Park.
Hobbs Brook Management, which owns 601 and 701 Edgewater Drive in the same office park, purchased the properties in order to strengthen its market share in suburban Boston. With properties in Waltham and Wakefield, Massachusetts and Park Ridge, Illinois, Hobbs Brook Management owns eighteen buildings for a total of 3.6 million square feet.
The buildings, which consist of polished granite exterior walls and ribbon windows, are surrounded by 1,500 acres of conservation land, offer ample surface and structure parking and feature a fitness center, on-site management, and cafeteria facilities. Building 301 consists of four levels, parking for 284 cars, and 16 acres of land. Slightly larger, Building 401 is 6 stories tall with a full-height glass atrium, has parking for 889 cars, and sits on 35 acres of land.
In 1954, Hobbs Brook Management developed the first office building on Route 128 in Waltham. With the completion of two more buildings by 1964, Hobbs Brook Office Park became the first suburban office park in the metropolitan Boston area. Today, Hobbs Brook Office Park has grown to an eleven building campus with two more buildings at 175-185 Wyman Street nearing completion. This purchase of 301 and 401 Edgewater Place increases Hobbs Brook Management's property holdings in Wakefield to four buildings.
