Hobbs Brook Management Celebrates Grand Opening of 275 Wyman Street with Ribbon Cutting

Ceremony highlights partnership as key driver for project success

WALTHAM, Mass. – October 26, 2015 Hobbs Brook Management LLC, a commercial property management and development firm specializing in leasing, construction and development of Class A office space, celebrated the grand opening of Cimpress’ newest office in the U.S. on Thursday, October 22, 2015. This location is also the primary U.S. office for Cimpress’ well-known brand Vistaprint.  Event speakers included Cimpress President and CEO Robert Keane, Hobbs Brook Management President and Chief Operating Officer Tom Dusel, Chair of the Waltham City Council Gary Marchese, Principal of Margulies Perruzzi Architects Marc Margulies, FAIA, and President and CEO of Commodore Builders Joseph Albanese. A celebratory toast was given by Cimpress Chief Operating Officer Don Nelson. The concept of partnership evolved as the theme of the event.

“Our successful partnership with Cimpress is more than a relationship. That was truly evident right from the beginning when we conceived of this building and Cimpress was by our side in front of the city,” said Thomas Dusel, president and COO of Hobbs Brook Management. “Our relationship with the city is also a partnership. We take our stewardship of community organizations very seriously. Now, we hope this partnership extends to Cimpress, and how it will interact with the city of Waltham. We know from experience, there is a lot to be gained.”

The Waltham City Council played an essential role in this project, which spanned the last 14 months. Addressing those that will work in the new Waltham building, Waltham City Council President Gary Marchese commented: “Waltham is a wonderful city full of restaurants, culture, universities, beautiful walking paths, and incredible schools. Come out when you can to support our local businesses. We hope you partake in Waltham, and all we have to offer.”

“It’s great to be back in Waltham, where we first started in our early days,” said Robert Keane, president and CEO of Cimpress. “As part of our corporate social responsibility efforts, we are now in an environmentally sustainable building, and I am proud we are seeking LEED Gold.  To all of our partners and team members, we couldn’t have done any of this without you.  I think this is the beginning of another incredible chapter in the company’s history.”

275 Wyman Street is a new, five-story, 300,000+ square foot Class A office building owned by Hobbs Brook Management, designed by Margulies Perruzzi Architects, and built by Commodore Builders. The building features a full-service cafeteria, a landscaped courtyard, a 1,025-car parking garage, and is located within a campus setting.  It is targeting LEED certification in accordance with Hobbs Brook’s sustainability initiative and Cimpress’ desire to have an environmentally friendly work environment. The landscaped courtyard provides a seamless connection between the office building and the parking garage, which is extended below grade for direct access into the building from the basement level. It is designed using a unitized metal and glass curtain wall system for the building’s envelope, providing high thermal efficiency and allowing daylight to filter deep into the building’s interior.

Internal building features include impromptu meeting spaces on each floor to encourage collaboration and ongoing dialogue, game rooms, mothering rooms, and a cutting edge fitness center that includes a room outfitted for spin classes. A library was designed to accommodate silent work space for team members outside of the collaborative environment.

Refreshments were provided by the in-house catering division of Hobbs Brook Management, and event mementos provided to all Cimpress team members were designed and ordered through Vistaprint.com.
